Representation when buying a home
- Checks that the home is free of debts and encumbrances.
- Checks that there is a building permit for any extensions.
- Reviews contracts and checks all payments.
- Writes a power of attorney to be able to put everything practical in place.
- Applying for N.I.E. number (Spanish social security number).
- Appears on their behalf when signing at the Notary.
- Pays taxes and registers the deed in the property register.
- Registers the home at the SUMA office and with the condominium.
- Creates/transfers electricity and water contracts.
- Provides advice on the possible writing of a will.
- Submits a Spanish tax return for free in the first year.
Representation in the sale of housing
- Writes a power of attorney to be able to put everything practical in place.
- Pays taxes and any other necessary licenses.
- Follow-up of 3% retention tax for non-residents.
- Appears on their behalf when signing at the Notary.
